* Preparing For Sale *

Preparing for the sale includes working with the Seller to identify deferred maintenance and improvements that should be made prior to placing the home on the market plus staging and contractor recommendations. 

* Market Analysis *

A thorough analysis includes properties in YOUR market that are active, pending or sold in the past 30-60 days.  Our market is constantly changing. Popular websites like Zillow and Trulia don't have the expertise to evaluate your specific house, nor do they live in your neighborhood. Rely on a trusted local Realtor to provide you with facts and comparables to price your home right. 

* All Marketing *

This is the most important and costly piece of selling a house.  All Realtors have access to the MLS, the internet and the ability to put up a yard sign.  Once you list with me,your house will be seen on dozens of websites, including my own.  I'll also mail postcards to all your neigbors, hold open houses, follow up on all showings, provide current market updates and recommendations and advertise on Facebook, Pinterest and Craigslist.  

* Negotiating The Offer *

This is truely the biggest reason you should hire a professional.  We are still seeing multiple offers on new listings and trying to navigate through all of them can seem a bit daunting.  With 30 years of negotiating experience, I will guide you through the process and get you the best price and terms without scaring off the buyer. 

* Working Through Contingencies *

Once you have an accepted offer, it's time to deal with contingencies. Items like the inspection can negate an accepted offer.  This is another area where a good negotiater can keep a deal from falling apart. The Appraisal is another area where the current marketing is testing the water with offers over listing price.  What happens when the Buyers financing falls through?  Some deals can be saved if this happens. I'll do my best to make sure we have exhausted all resources before releasing the buyer from the contract.

* Submitting The Title Work *

I will handle all the paperwork submission to the title company and Lender if you are a Buyer.  We'll review the title work together and work together to resolve any title issues. 

* Attending The Closing *

Reviewing the final closing statement and making sure the final walk-though goes through without incident is vital to assure a smooth closing.  If you can't attend the closing, I'll make the paperwork is sent to you for signatures and your proceeds check is delivered.
